Guest Welcome Books & Tips For a New Host

Hello all, first post so go easy on me please.

I'm getting a private room/bed in my home ready so I can start hosting on Airbnb. I've got almost everything ready but I'm looking for a welcome guide book similar to what you'd get at a hotel that lists important information for the home (wifi, amenities, etc), local attractions, food...you know, the whole nine yards.

I've looked on Etsy, Pinterest, and similar apps/sites, but nothing that really fits the bill.

So what method do you use to communicate a bunch of info like that to guests? Just email, notecards, or something else?

Also, do you have any tips/insights for a new host?

A few details about myself: I live in the D(Maryland)V in a Suburb south of D.C. (crime is 'high' in the area, but is literally isolated to an area not in my immediate 1.5 mile radius...we get grouped in cause that's the way crime stats go. Haven't had any violent crime or robberies here in like 3-4 years). I'm 26, bought my house a few years ago, and have lived with roommates for the last 6 years but I'm still nervous about hosting.
