[SK, Canada] First time buyers need help choosing how to pay for mortgage on a home we have conditionally offered on.
Our offer of $255k was accepted for a house that needs $7-8k worth of work done immediately to reshingle the roof. We approximately $32k cash available for a downpayment.
Which option sounds better?
a) We add the cost of the new roof to our mortgage principal amount and then pay a 10% deposit.
OR
b) we pay for the roof from our cash reserves and only put down a 5% downpayment.
Or does it make much of a difference?
Thanks for any advice!
