[Landlord - Canada, BC] Tenant is asking to have BF and his cat added to lease, no pet policy.

Landlord

We're looking for opinions/views on a decision we have to make.

We own and live in a house, with a very new basement suite that has been added. Our tenant (2 months) is in a year lease, and we signed her from across the country instead of someone local, as she is a shining tenant on paper. For the last 2 months, she has been a perfect tenant, no noise, no complaints, rent is always on time, and has been very understanding and cooperative about construction going on next door that has slightly limited her access to her unit.

Now, she has mentioned that her boyfriend's lease agreement on the other side of the country is coming up, and he will be able to quit his job to relocate to BC for another career opportunity, and to live with his girlfriend again, but wants to bring his cat.

We have a no pet policy in place, as it is a brand new million dollar build, and we share the property. I am happy to allow her boyfriend to sign onto a new lease with her, but am very hesitant about allowing her cat in not just for damage reasons, but also odor. However, the way it was brought up is making me think that by not allowing this pet, they will be wanting to terminate the lease early to find a pet friendly rental. This is concerning because we had a great deal of interesting applicants for this 1 bedroom suite, ranging from 4 person families, to very recently bankrupt. We had lots of interest, but only 2 ideal tenants to chose from at the start of summer.

Is a cat worth losing an ideal tenant over? What would you do? Am I over thinking the odor and damage issues that come along with a cat? Everything is laminate/tile, so we have no carpet to worry about.

TL;DR Tenant is asking for BF and cat to join lease with a no pet policy in place. We are OK with BF but hesitant about the cat.
