housing situation

My mother's is getting kickout of her house. Her lawyer is asking me to take out a 120K loan for her home; somehow, I get first dibs on buying it. However, I do not feel comfortable taking out anything without knowing the value of the house from the bank first.

I asked her as an alternative if she would consider moving into a co-op or condo. (I live in the upstate new york hudson valley area)
