Honda Civic lease question.

I am currently looking into leasing a 2017 Honda Civic hatchback. I have weighed the pros and cons of either buying used or leasing new based on my current financial situation, and thing leasing is the better option for me. This leads me to my question. I have seen the manufacture offer of $189/month with money down. The fine print is here :

Closed end lease for 2017 Civic Hatchback CVT LX (FK7H2HEW) available from July 6, 2017 through September 5, 2017, to well-qualified lessees approved by Honda Financial Services. Not all lessees will qualify. Higher lease rates apply for lessees with lower credit ratings. MSRP $21,375.00 (includes destination, excludes tax, license, title, registration, documentation fees, options, insurance and the like). Actual net capitalized cost $19,147.44. Net capitalized cost includes $595 acquisition fee. Dealer contribution may vary and could affect actual lease payment. Total monthly payments $6,804.00. Option to purchase at lease end $13,038.75. Must take new retail delivery on vehicle from dealer stock by September 5, 2017. Lessee responsible for maintenance, excessive wear/tear and 15¢/mile over 12,000 miles/year for vehicles with MSRP less than $30,000, and 20¢/mile over 12,000 miles/year for vehicles with MSRP of $30,000 or more. See your Honda dealer for complete details. Includes down payment with no security deposit. Excludes taxes, title and either dealer fees or documentary service fee. For well-qualified lessees.

This promotion is based on a MSRP of $21375, if the dealer has a Civic hatchback LX on the lot for lower than that would the monthly payment be even lower? Also what are the odds of me negotiating the monthly price even lower? Does the 2018 models coming out soon help my case any when it comes to lowering the cost of the lease? And lastly, I have been advised to not put a down payment on a lease, but this promotion requires one. Is it still a good deal?
