VIU Homestay/Residence

Does anyone have any experience with residence or Homestay? I was considering residence over Homestay but am unsure how the atmosphere's like. Is the residence often loud or is it relatively quiet? Are there a lot of parties? Does the library close late? I'm just here to get an education and am not so much interested in the social aspects of university. An important deciding factor is that I cannot stand noise. Chatter is fine, but loud music isn't.

The main reason I even considered Homestay was because of the guaranteed three meals a day, and from what I understand the cafeteria is only open during school hours, so then I'd have to cook or eat out.
