Appraisal vs list price

Seller told random passersby that home was appraised at 445-450K and she was about to list it.

Passersby happened to be my relatives who knew we were looking in the area.

Seller is delaying signing with listing agent so that we can explore a private sale. Should I assume that the home would have been marked up 5% more to accommodate the agent commissions?
