Flat UTP/STP Cat cable question

For my new home I want to run a cable from the living room to a small office. The only problem is we can't run it under the floor or behind a wall. So the cable must run against the wall on floor level.

The distant to the office is max 25m (82 feet). Speed is 1Gb max.

Now I found some flat Cat cables, so I can try to hide them as much as possible against the wall.

I did try to do some resource on them, but I can only found some info and posts about flat cables from three years ago.

My question to you guys is do you have experience with these type of cables? Or should I look for the normal round cables?
