Looking for a Mortgage
When is the best time to start looking for a mrtgage? I am moving out of my rental next July, and would like to know a good timeline to start looking for one. And when to actually acquire it.

So it depends on where you are I'm licensed in Colorado and New Mexico. I would say in my area you should start shopping at the latest 45 days before you lease is up. That gives you 1 or 2 days to get pre-qualified 13 days to shop and then 30 days for the loan process. This can cut it a little close so you may want to start two or more months before your lease is up.
:Edit for bad spelling.

For me I tell my clients to call me 6 months prior and we will go over the basics. That may seem like a long time but I do not pull your credit so there is nothing to lose. We discuss your income and I tell you what closing costs will run you. This way you know exactly what to expect. My company is licensed in all 50 states.
I would say you should get pre approved when you’re 2 months out from your lease expiration date. Realtors want this before they start sending you listings. You can start comparing rates and programs around this time. No point in doing it before that because the market changes daily.
