Sizing help needed from a new seller.

Hi. Hope I'm posting in the right are as it's my first time. I bought a second hand mint condition vintage Pendleton wool coat (1970s). The tag says size 12 but I measured it out and it's a 14. Maybe even a sixteen. How should I list it? I don't want to get a case if the coat sells.
