Need small venue for work off-site

I'm looking for a small space that holds ~20 people for 5-6 hours for a work off-site meeting. Need a tv/projector and chairs. Hoping for something on the cheap (less than $500 for the day), doesn't need to be fancy but would love to keep it downtown. Any ideas? Google keeps turning up wedding venues which are too big and too expensive.
