Roommate wanted, meeting with a potential soon, we are making a contract, what should I include?

I already know this guy through a friend, and this friend vouches for him. We decided to put together a contract so there's no confusion later on what we agreed to as the arrangements of living together. Some examples can be found in the bullet points after this paragraph Also he has kids he gets to see on the weekends. Got any Ideas/suggestions as to what should be on the list? Thanks :)

• No drugs, smoking, or pets.
• I submit rent check to landlady, money needs to be in my hand 3 days prior to the first
• Utilities split down the middle
• Switch back and fourth the responsibilities of the Dishes and trash, no matter the condition
• share cleaning duties fairly on as-needed basis
