Should my wife and I move in with aunt to get her rent stabilized apartment in manhattan?

I have been married for 3 years. My aunt is in her late 60's (68 or 69) and has a 4 bedroom apt in manhattan (from my grandparents). She pays $1800 a month.

She also has a lot of mental issues (bi-polar, little girl syndrome (forgot the name but she thinks she is 14), etc).

My wife and I would need to live there for a minimum of 2 years and then she would need to die for us to have it. It is a big apartment but we would see her all the time.

Worth it?
