Can anyone help find a more Obscure book?

About 6 years back, I read this book for a school report. I remember this book being a really good read (at least at the time), and I have been trying hard to find it. Please help! Some details I can recall are: There may have been a hand reaching out of the ground on the cover,

It was about a family/girl who moved into a house where a Spanish woman was killed. The girl decides to figure out what actually happens.

I remember that frequently the dead Spanish woman would say stuff like 'Ayuto ayuto' to the girl.

I know this might not be a lot of info, but please help me find this book I've been searching for for a couple of years now!
