Tenancy Advice for broken lease

Kia ora all,

A friend of mine was leasing a fixed term property with their partner at the time. The lease renewal came up and they resigned for either one or two years.

Shortly after (approx a week) the relationship ended and they approached the landlord about breaking the lease.

Fast forward to now, my friend has moved out of the property but is still paying rent. The property is listed on trade me (and has been the last two months). How is it they are still paying full market rent and unable to live in the property? There are almost 300 people watching the listing and it seems strange it has not been let.

I don’t know all the details and specifics but if anyone could please give me some advice to pass on that would be so helpful.
