I am getting ready to rent a house and I believe it is a scam. How can I tell?

The house is a good deal, $800 a month for single story 3 bedroom and 2 bath, includes some utilities (electricity, heating, ac, gas, water, and others). The house is decent and in a nice area.

Here is my problem: the owner of the house is in Georgia and the only person who can show us the house is in a coma; The owner's first language was also not English, so there is problems communicating; We have found older listings for this house for higher prices.

I really would love help on this. I want this house. If there is anything you know that might help it would be greatly appreciated. Thank you!
