Loblolly pine trees growing on neighbor’s side of property line - how to stop
Located in SC. We’d like to stop loblolly pines from growing on the neighbor’s side of our property line to protect our view of primarily maples and oaks. We live in a new construction development as of December and have a 30 foot sodded backyard, and behind our home and property line there is at least 1,000 feet of 99% hardwood trees with a deep drop off and creek that prevents further development. The neighbor is supposedly wealthy and does nothing with the trees, but did sell several hundred acres of land for the development and is still holding on to probably a thousand or so more.
We love the view of trees out back, but the land clearing now allows sun to get through at the tree line and a few loblolly pine trees no more than 3 feet high have popped up on the neighbor’s side of the property/tree line. The neighbor couldn’t care less what grows there, but to us it’s a big deal.
What’s the best legal approach to protect at least some of our view and keep these loblolly pines from taking over the tree line? I think ideally we would offer to buy 10 or 20 feet behind the property line (maybe width of our lot?) and then we get to do whatever we want back there including trim pines. Or do we offer to buy those pine trees every time they pop up? Would love to get advice from others on how to handle this type of situation.
