Hardwood Flooring Restoration

Bought our first house and have lived here about a year. Had some click-lock type laminate wood flooring and was very dark, also had some raised spots. The house was originally a rental so we assumed it was an easy/cheap way for them to put flooring down. We tore up the flooring and found this underneath. Nothing looks too crazy, just looks like they left it dirty. I was curious if any would come up and the bare patch is from me using an orbital sander. I'm new to renovations but always down to learn and research so I'm trying to figure out if this is worth cleaning up in the long run. Tried my sander on the more intact finish and it didn't come up too easily. Would an industrial sander pick this right up? I was thinking my best bet would be to rent a sander and get the whole floor done, then clean it and try to finish it with something. Please point me in the right direction!

Based on what you've shown, this floor would look great refinished. We did the same thing, pulled up bad carpet and found hardwood - ours was definitely worse than yours is.

We paid a crew around $2500 to do 800 sqft of refinish and around 10 sqft of board replacement, and it looks great.

We didn't try the DIY route due to time considerations + online advice that it was tough to do a good job as a new DIYer.
