(Washington State) Land Buying "Company" in Texas is being shady. Title company says some of its illegal, what are my options?

Real Estate law

Okay so I made a post here before when i first signed a contract with them (Access Financial Resources) back in June. I live in Washington state and my property is also in washington. This company is in Texas. They agreed to buy my property from me for a certain amount, which was less than I would've liked but I agreed to it because they said they could do it quickly (around 30 days). The contracts were sent to me via email and i e-signed them, one stating the amount and the usual stuff, and another requesting temporary power of attorney because they have to list my property on MLS services because of their "investors". So they had my property listed on MLS websites this entire time, for around double what they agreed to pay me, and finally an "investor" (buyer) wants to buy it. So Access financial calls me last week to schedule a meeting with a mobile notary to sign closing paperwork, and then cancels the day of because "they switched the title company at the last minute". So then I get a call from a reputable title company, and head to their office to meet with them. When this title company hands me the paperwork, I notice Access financial's name isn't anywhere on the paperwork, just mine and the buyer's info was on there. The paperwork makes it look like I am getting all of the profit from the sale, which is double what the company agreed to "buy" it from me for. One of the people at the title company tells me the power of attorney doc I esigned isn't valid in WA. I tell the people at the title company about this weird company, and then they ask me to call them so they can talk to them. So the title company and the "company" argue on the phone for a while, and i learn that how this company intended to profit is to put a lean on the property! The title company tells me that this company likely put a lean on it so that a red flag thing would pop up while processing the paperwork.....but that in this case it never did. After this, the title company hands me copies of the paperwork they printed up, and tell me "we can't give legal advice but this doesn't seem right" and i asked if I should get a lawyer and they gave me a certain glance that told me yes, i should. The next day the title company called me and told me they would not be handling this because its too complicated, and they are sending it back to the original title company. But the original title place sent it to them because they couldn't do it. What type of lawyer should I look for? Real estate lawyer, a fraud lawyer? what about since this is technically interstate since Access Financial Resources is in texas and I'm in washington?

TLDR; This land buying company is acting suspicious, a reputable title company told me that the power of attorney doc i signed isn't valid in this state, they also told me it's illegal in all states for someone to use the money from selling my property to pay me and it's odd that their "lean" didn't show up when processing closing paperwork and this company seems shady. Im worried that this company is making it look like I'm profiting the entire sale price when they only agreed to pay me half of that, so i dont want to have to pay taxes on double the amount I would actually get. They insinuated that i should get a lawyer. What type of lawyer would deal with this?
