Bilt vs. Discover It Miles for Rent

Discover It Miles gives unlimited 3% cashback on everything for 1st year, and my apartment allows pay rent with discover at a transaction fee of 2.25%. So the net gain is 0.75%.

Not sure what is the value of Bilt points, is it over 0.75 cents/point? Is the redemption straightforward?

I know Bilt has some rules like over 5 transactions a month to earn that points, so i want to understand if the net gain is worth the trouble..

Also, Bilt doesn't have any referral program right now and they might be planning some in the future so curious if that means i should apply for Discover It Miles first and wait for the new referral program?
