The teals will absolutely clean up if they can remarket themselves as moderate and against overdevelopment. It's not just the Northern Beaches.

The Liberals will either lose none or all of the Northern Beaches seats to the Teals. It’d be a surprise if it was a 50/50 split though.

I’m especially expecting Pittwater to go; that area was where Scamps’ vote was the strongest.

Teals will take the entire Northern beaches not because us beaches people are woke, perrotet and his cronies want to overdevelop manly in the same way as deewhy is developed, him and his cronies can piss off.

Why would they be against land tax? It's one of the most equitable taxes, and I'm extremely surprised a *Liberal* government is pushing it. Labour should be singing their praises for spending so much political capital on it.

The NSW government has clawed back lost ground after the damaging John Barilaro trade appointment scandal and the fallout from the federal election, narrowing the gap between the Coalition and Labor less than five months from the election.

As the government heads in to the final weeks of parliament with crucial legislation to pass before the March poll, Dominic Perrottet is now the preferred premier over Labor leader Chris Minns.

Labor remains ahead, but the Coalition’s primary vote has jumped five points to 35 per cent, after slumping to just 30 per cent in September. Labor’s primary has slipped from 43 per cent to 38.

The improvement in the Coalition’s standing with voters follows a horror few months for the government, which was dominated by the Barilaro scandal and the federal election in which their Canberra colleagues were booted from power amid a rise in support for so-called teal indep

Land tax is good but it should be applied across all land, not just new first home buyers. Otherwise you are saddling new home buyers with an increasing tax as they try and hold on to their homes while people with portfolios of 20 places already in their assets continue to make bank.

Id be interested to hear why labor opposed the changes. Continious taxes on property is in my opinion a fundamental pillar of fixing our housing issues, but i guess if this doesnt apply to everyone already owning a house this wont fix shit.

Stamp duty should be abolished. It's a shit idea.

Land taxes should be annual.

You don't get police, fire, schools, healthcare just once, you get it every year.

Stamp duty is a shit tax.

Land taxes are economically efficient and provide an incentive to use land (rather than land banking it).

Land taxation used to be championed by progressive parties (see Henry George and Georgism).

What if the first home buyer will want to downsize in 20 years? What if they need to move cities for work a few years later? Judging taxes on a case by case basis is a terrible way to run a taxation system. A land tax is a more equitable, efficient and effective tax that will make society and the economy better off. And that is how we should judge all taxation measures.

It is not a gripe, it is a con. They have dressed it up that by electing to pay property tax infinitum, a tax that will keep going up. The first home buyer will be better off.

But the first home buyer gets a choice so I don't get your gripe?

Having said that I'd rather if they just put everyone onto a property tax but obviously that'd be electorally impossible.

Arbitrarily making people pay more or less tax than their peers on nothing more than how often they move is the most ludicrous policy imaginable.

Anyone who has to move more (seeking employent, divorce, death, old age) should not be punished by society for the benefit of those who move less, it's ridiculous.

> one off stamp duty

On the median Sydney home ($1.6m) the stamp duty payable is *only* $72,000. The land tax on the unimproved value of that place (say $1m) is only $3,400.

I can't wait to watch all these anti-land tax people pay through the roof and then realise what a terrible deal they got when they have to move due to circumstance in under a decade.

The "Stamp duty reform" is so bogus. So the first home buyer elects to pay more property tax (which is derived by the ever increasing value of the property) in leui of one off stamp duty.

NSW Resolve Poll:

> Primary votes: L/NP 35% (+5) ALP 38% (-4) GRN 11% (+1) SFF 1% (-1) IND 10% (0) OTH 5% (0)

> How firm are you with your vote? Committed 74% Uncommitted 26%

> Preferred Premier: Perrottet 30% (+2) Minns 29% (+1) Undecided 41% (-3)

> [Kevin Bonham] (https://twitter.com/kevinbonham/status/1588359386551885826): My 2PP estimate 54.5 to ALP. Previous NSW poll converted to 60-40 ALP, one of a number of very high ALP Resolve results lately at various levels.

That’s assuming I stay in the house I’ll buy for the next 50 years if I live that long. No, the plan is to buy something now, in a couple of years probably sell and upgrade, and then eventually sell again and downsize. Under this scenario I’d pay stamp duty three times. NSW Labor has not put forward any policy to help new home buyers.

You’ll get into your house faster but will pay infinitely more over your life while those that came before you got a minuscule one off tax on significantly cheaper houses.

Stamp duty sucks but their land tax idea will only harm new home owners in the long run.

Voting for them purely for their stamp duty reform. Have enough saved to put down the deposit. But if I need to save for stamp duty it will be at least another year or 2.
