Passive Income

fence

I own 3+ acres (unfenced). How can I utilize the land to bring in more income?

Are there programs/grants out there that offer fencing for boarding horses?

I also have a 2 car garage I would like to use partially as an indoor garden but don’t have the equipment just yet.

Any tips for these specific topics?

You don’t give a lot of details about your area or your setup but here goes:

  1. Large berry patch, start a U-pick. Strawberries are easy and grow fast as do brambles, but they need more care. Flowers are also very popular for u-picks and are great sellers at farmer’s markets.

  2. Get an incubator and hatch chicks for local farm store. Or sell specialty chicks yourself on marketplace. Chicks go for much more than eggs.

  3. Pumpkin or melon patch. Consider that pumpkins sell for around $5-10/ea, even a small roadside stand can bring in a good income.

  4. Do you have trees? Sell firewood, make a deal with local convenience stores to supply them.

  5. Grow herbs or medicinal plants, create an Etsy shop there’s a good market for organic products for homemade bath and beauty and health products. Or create a seed garden and sell organic seeds.

  6. If you have space for parking and a picturesque spot, gazebo, or old barn, consider a wedding venue. Wedding venues rent for much higher than a glamping spot.

  7. Raise goats for renting out for weed control. Many of the local municipalities in my area rent goat herds to graze inclines, it’s more affordable for them than specialized mowing equipment.

  8. Sell plant starts in the spring. Easy cheap setup. I have 2 growing racks in my basement, sell mostly tomatoes, advertise solely on FB marketplace and usually make about $500-600

  9. Kennel/weekend boarding service. People love their dogs and pay well for a good service.

  10. Do you already have rabbits or chickens? Gardeners will pay good money for their poo. Minimal effort, advertise on marketplace.

I was coming here to say this. 😅

Good job and nice breakdown! I especially favor the U-pick berries and fruit trees!

I would add - rent space for community gardens, or start a CSA. CSA's arent really passive though...

You can get a decent amount of money doing horse agistment. There's lots if different ways to do it but you'd definitely need to put fences up with a live wire.

And have an insurance policy to cover injuries to horses. And a barn, don't forget that.

You don't really need a barn, but a liability insurance policy is a good idea

People who pay to board horses generally want a stall for them, at least around here.

I do agistment at my property and we don't stable them. There's no real need to stable a horse unless it's injured or to keep it out of harsh weather.

I'm not sure what you have or your location, but we've been debating about doing a glamping setup. There's sites to promote it or you can use a place like tentrr. You might even be able to do like a gardening workshop for guests or something else that your familiar with. I was planning to eventually add a photography workshop, take guests out into our woods and give them opportunities to photograph some wildlife.

Where are you? If you’re within spitting distance of a city you can get a good income from equestrian grazing. Home Counties are the hot spot for it of course.

We have a little glancing setup with bell tents that warms well and costs us relatively little in time and maintenance. Just consider the cost of getting electricity and water to the location, as well as how you’ll manage sewage. You can do it rustic and bare bones but in general the more you offer the more you can charge and the more booked you will be.

Do you have any other outbuildings? We let a few as commercial units and that’s about as passive as things can be!

You really need 5 hectares to access all the farming subsidies available, but there are grants available from people like the woodland trust for hedges, orchards and trees. Your local wildlife trust may be able to help with accès to grants, and with volunteers if you were to have any programmes with an eco slant.

You located on any of these? Offer camping options, an outdoor shower, electricity…

I heard the government will give you money not to grow stuff

It's surprising to see how many work from home jobs are coming on the scene.

It’s not very surprising though is it.

It’s the best of both worlds. Makes a ton of sense actually
