Roommate refuses to switch off tandem parking spot weekly. Expects me to pay $200 more in rent. Won’t potty train her dog.

After previously agreeing to split rent evenly when it came time to pay rent this month my roommate only paid $1,000 and then told me to pay $1200. It was the night that rent was due and she was not home so our conversation happened over text. She refused to reach a compromise so I was pressured into covering the extra $200 to avoid late fees.

We live in a two story town house style apartment with 1/2 bath downstairs and 1 shared full bath upstairs in between the 2 bedrooms. My room is slightly bigger with a very awkward layout. I have a tiny balcony but the doors are French doors that swing open inside the room so the actual space of the room is not fully useable. Making it really around the same size as her room. We have the same size closets but a quarter of of mine is blocked by a half wall containing what I think is some AC system for the house. her room has extra built in cabinets unlike mine.

Since I do not have my own bathroom and they are very similar sized rooms she had previously stated we should split rent evenly. Until she sprung it on me that night.

We have tandem parking so one spot is the garage and the other spot is the driveway right in front of it. We had previously planned to switch off the entire tandem parking spot weekly and then update each other if we happen to not need it and it was our week so the other could take advantage. Our schedules make it difficult since I leave earlier and arrive earlier than her. We also can’t plan for our schedules to always be the same since sudden plans can change or we could get home at different times than if we just always came straight home from work and had no other life.

All of a sudden now she claimed that she dosnt think either of us should walk back in the dark if we have to park on the street parking. So her counter offer is we have to coordinate both parking in the the tandem spots daily if she agrees to pay 75 extra and I pay 125 extra in rent. Rather than me paying 200 more than her.

I don’t see this realistically working do to the level of communication and availability to move our cars for each other. She does not have a spare key and refuses to buy one Bc it would cost $200. So there is no emergency fail safe. There is also only one garage key so that could be another possible issue cause.

I’m considering just offering that we split rent evenly and she just always gets the spot. Is that still fair?

Does anyone have any ideas for compromise?

Additionally she was supposed to potty train her dog and I have been helping but she just completely stopped. I can’t stand the pee and poop smell in the apartment becuase she does not consistently clean up after him. He goes on the downstairs bathrooom floor usually on a pp pad but she dosnt always put one down and he misses a lot. It’s embarrassing when I have guests over. I avoid doing laundry Bc I don’t want to have to step in it to get to the machine in the bathroom.

In the past in these situations with other roommates the bigger room pays $50 more and $100 would be above and beyond.

What do I do? She hasn’t lived with roommates before so I don’t think she understands the reality of the situations. Help! I don’t want to loose my best friend or for either of us to accept a deal that we don’t think is fair Bc that will just cause bigger isssues in the future with resentment . I just want to find solutions that make us both happy so we can peacefully live.

We are both 26f. Been friends since high school. I’ve had roomies before and she is moving out from parents house for the first time.
