Trying to buy a house in New York state (long island if it matters) and made an offer on a house I'm interested in. The seller countered, and we agreed. We are now being told that we need to have it inspected before entering into contract so that anything that comes up during the inspection can be addressed in the contract. Is this standard? What my agent said was in every other state, you enter into contract and the inspections are contingencies in the contract, but in New York the seller has the right to entertain other offers and negotiate with other people during the inspection process. So I'm going to front $500 for an inspection and the seller can just walk away? Is this normal?

Trying to buy on Long island. Offered 357k and 10k in good faith with 10k down on a holiday season listed at 349k and approved for 380k on a VA loan, but haven't heard back and feel like selling agent basically doesn't take me seriously. Am I mising something?
