I’m looking for help understanding the correct legal position regarding notice periods under a tenancy agreement and the Renters’ Rights Act 2026.
I have a question about whether a contractual notice clause remains valid after the fixed term ends and the tenancy becomes periodic.

Background:
I signed an Assured Shorthold Tenancy in England (May 2025) for a fixed term of 1 year.
The tenancy agreement states that after the fixed term, the tenancy becomes a statutory periodic tenancy.
It also includes a clause stating that during the periodic tenancy the tenant must give not less than 1 month’s written notice.
The fixed term ended in May 2026 and I remained in the propert

My LGS is relatively small and rural, but still pulls in a decent number of players on a Friday night. Typically you'll have 10-16 people playing commander and 6-8 people drafting. Some nights we don't get enough people drafting to fire a pod. I am keen to both introduce commander players to, what is in my mind, the most interesting magic format and to ensure that we have enough drafters to regularly fire. So I have two questions:

  1. To all the commander players out there - What prevents you from trying drafting at your LGS and what could the players or store do to help encourage you to try it out?
  2. To drafters and LGS owners - What have you tried, both successfully and unsuccessfully, t

Just came back to hearthstone after around 5 years away. After clicking through a hundred notifications and achievements I thought I'd have a go at standard, which was always my favourite format in the past. I threw together a zoo style shaman deck designed to win on turn 5 with bloodlust. I then played basic deck blizzard bots from bronze to platinum 5. Unsurprisingly these bots did prepare me for the power level of cards running around now. Every single human opponent I faced after that was able to completely flip the board out of nowhere by turn 5. I get that comeback mechanics and interaction are necessary for interesting games, but, completely invalidating the previous 4 turns seems ins

Is there an easy way to work out whether a mid IV shadow variant of a Pokémon is going to be stronger than a 4* regular variant?

Combo decks are a fundamental part of magic and as valid as any other win condition, but, for some reason this community has a problem with them. In a paper game of magic a player would demonstrate a loop that nets advantage and then both players would shake hands and go next. No hard feelings just one of many possible natural resolutions to the game we all love.

Players on area, for the most part, seem incapable of this and instead are determined to waste everyone's time by forcing the combo player to go through the motions. It is not the combo players fault that indie developers at wotc haven't implemented a demonstrate loop function. I shouldn't have had to write a macro script to condu

RE4 remake game locked chapter 11

SpoilerGameplay question

I've been playing through the RE4 remake and just finished the minecart section in chapter 11 where Leon and Luis jump from the minecart. However, it seems Luis didn't make it in my version of the game and I'm now locked in this area unable to progress without him. The elevator at the end of the section won't work unless he is in it with me. Leon occasionally makes snide remarks to him, but he's nowhere to be seen.

Has anyone else experienced this and if so is there any way to fix it? I'm 15 hours of game time in and really don't want to have to start all over again because of this bug.
