We have a heavy Industrial property under contract. The property is currently used for automotive parking and shipping export goods out of the country. The people who ship the goods out of the country have a mess of an operation, but are not doing anything that I see would pollute the ground other than minor automotive maintenance. We went with our lawyers recommendation to get a Phase I environmental to cover our end. The inspectors noted oil stains on the ground. We paid $2,000 for this report and now they are recommending a Phase II at an additional $8,000. I was expecting some contamination, but I do not believe that there is significant contamination. The City officials have been out fo

Bulk Texting To Contacts

Question/feedback

I have years worth of contact info from customers I have dealt with in the past via text message. Can I send bulk marketing texts to these former customers , say 500 at a time, to see if they are in need of repeat service? I understand there are laws in place which I intend to follow, but is this platform able to perform this task?

I am excited as I just passed a milestone. I am enjoying the day at the Park with my family so I don't have the exact figures in front of me. Curiously enough I hardly had any positive returns on my investments until the past couple months because I got in during covid near the high and started doubling down in VTI during this downturn.

I have my own Towing and Auto Salvage business with my brother. I do not own the real estate, but I own all of the equipment which is of course depreciating equipment. My income showed a positive trajectory until the last two years when the metal markets took a dive and I started prioritizing weekend time.

My Income is as follows.

I have always taken good care of my family and worked to make sure we wer financially secure and comfortable. We have been together 9 years and have a 4 year old. I have landed in the hospital 3 times over the past year. Lately my business just seems to not inspire me anymore and I have been dealing with depression and not wanting to get out of bed, and have felt suicidal. I right through this and make it to work and get the bills paid. I cannot think of a reason for this depression except not being able to fulfill a desire to travel due to work commitments and financial goals.

I realized how precarious this situation was and decided to address it from multiple angles by changing diet, goi

My Dividend Income for this year just passed $4500. Some years I do not make alot and have qualified for the EITC. I also am able to receive reduced cost health insurance because of my moderate income, but I am afraid I may be disqualifed because of asset limits. I have also had some pretty crazy health issues. I have about 300k in a brokerage account. This is not tax deferred and I plan on growing it. If I moved this to a trust what would the tax implications be and would I still have to report those dividends on my personal tax return and would that dividend income go against the EITC? Would the holdings in the trust disqualify me from medicaid if I were to become an unemployed and sick?

I am 30 years old. I am currently making about 150k per year. I am saving 4200 per month into a non tax advantaged brokerage account. I have managed to accumulate around $370k in index funds that pay about 1.5% dividends which are reinvested. I am interested in presenting myself on paper as having no assets. I still intend on paying my regular income taxes.

One of the reason I wish to separate myself from my money is that I have had my business and myself sued twice and each time the insurance company paid out 200k plus settlements. Although I am protected through my LLC this does not stop the lawyers from suing me personally in the beginning stage. My business runs trucks though a major

I posted last month about how to leverage my stocks to buy property in Cash. I was directed to not use a margin account, but use an SBLOC. I got approved at UBS for around 200k. The only issue is the rates are higher than what I thought at around 7.5%. They are offering a promo rate for 5 years at 4% lock my rate in. I have to do a minimum draw of 25k though so it would cost me about 1,000 per year while I look at properties. Would you guys take this draw (It gives me access to the other 150k at 4%). Where can I stick this money to match the 4% until I am ready to buy a house. I see I bonds as an option. Please not I am not that worried about locking the 25k away as I did not wish to extend

I originally posted this in estate planning sub but did not get much response. I thought someone here may have some input.

Mother Wishes to sell house to son through seller financing.

My mother owns her house outright and wishes to sell it to my brother. They would like to do seller financing where my mother charges the lowest interest rate acceptable by the IRS and he satisfies the debt within 5 years. She is reluctant to do so because she fears that the income received in interest will cause her personal income to go above the threshold that allows her to receive healthcare. She works , but does not receive a high income and will not be entitled to social security for a couple years. Do

I am a business owner. I get alot of cash so I can easily fund repairs on a house. What I am having trouble doing is getting a HELOC on my home or a mortgage for a my first investment property because my income isn't enough because I have been aggressively building my business instead of taking profits.

360k in a vanguard brokerage account. I am willing to move the money to whatever reputable brokerage necessary. I do not want to sell any stock, I would rather borrow $80k to $120k for a short period to minimize risk, get a tenant in, and then refinance and pay the margin loan back. Has anyone purchased a home this way, and is it easy to refinance when rents are coming in even though person
