Looking to switch careers towards something that allows remote working.

I've been in Finance for longer than 10 years, constantly escalating roles and hired for degree/designation positions when I did not have one. I do not mind a big salary cut and starting fresh.

I figure I have another 10-15 years. I don't want to end up managing staff again if I can help it. Ideally I would like to make about $80k after 5 years

I tend to be the most knowledgably person IT-wise other than the actual IT. I can pick up any new system quickly.

System admin... Took a few AWS & Azure courses and seems easy enough. I don't know if it will get me to the pay I want in the time I want.

Parent has no savings, 20k debt, 500k house. Only concerns are parent being able to survive and ideally not have too much financial stress. I think the parent will get 2k after tax monthly income from benefits, but is likely to spend 2.5k until costs reduce

They're considering a reverse mortgage and at first I thought this may be terrible, but it may also work out.

Get a 200k reverse mortgage, interest is tax deductible as far as I'm understanding it.

Put most of that into a 5% TFSA to give a bit of extra income + emergency funds?

Rent: $1200 all in

Buy @ $400k with 20% down, 25 years: $1750 mortgage + $300 utilities + $250 property tax + $150 property insurance = $2450 (Alberta)

For paying an extra $1250 per month, I would be getting only around $700 equity per month average for the first 10 years.

The rent vs. buy calculator says it would take about 10 years for buying to be better if the house appreciated at 2% per year. Does not calculate the gains I would make on GIC, and not including maintenance costs.

Does it make more sense that I keep saving and throwing into 5% GIC's until I have a larger down payment? Say 50% of the house

Is there anything specific to know about co-ownership?

I will be buying a home with a parent, split 50%, and I will pay all home related expenses. We will both be living in the home.

Can I use the full 35k limit for RRSP Homebuyers Plan for my share?

My mom's 5 years away from retirement, no debt, 450k home, no TFSA or RRSP.

She'll get CPP, OAS, GIS, ASB (AB) which should total $25k (pre-tax). She needs $40k/year before tax to live without financial stress, so how should she get this additional $15k/year? Just a HELOC and use it as she needs, or is there a better way?

She has a business but it's dead due to covid and she doesn't know if her clients will come back.

She does not want to sell and move to a cheaper place

Edit: Thank for your help all!

A few hours after I put my information into the AHS vaccine booking, I started getting non stop spam calls. Something about Service Alberta.

Wondering if this has happened to anyone else
