As a builder I end up doing a lot of building inspections for friends and family. It's a pain in my arse- if I take any money there's moral liability issues, but often I end up doing 10 or 15 housing inspections and end up with a 6 pack of beers.

As a consequence I've gotten real good at taking non-builders through the basic things to look out for, and I thought I'd share that with the group, for any of yous lucky enough to be buying a house in this climate.

Hi all- grumpy builder here.

Winter's coming round again and suddenly a lot of the houses I look at/ work on are borderline failing moisture meter readings again, mostly right under the corners of the windows.

One of the things I always recommend to people is to air seal the windows of older houses- it's mostly DIYable, as long as you get the architraves off in one piece! (And if you don't because they all splinter, they're probably rimu, and then you should definitely be air sealing them.)
