Hello everyone!

My partner and I have a combined household income of around $200k and we're 3-4 years into our careers. Currently, we've saved up about $200k for a downpayment and are renting a 1-bedroom with a den at $2300/month, all-inclusive.

I work fully remotely, while my wife follows a hybrid model for her job. We're considering buying a freehold townhouse, but we've noticed that the market either offers inflated prices or properties in poor condition. Our ideal location is close to the GO train stations.

We've expanded our search as far west as Hamilton and as far east as Bowmanville. When we crunch the numbers, our estimated mortgage would likely be between $5k-$6k a month, which

Would you buy your first home in this market or wait it out. I got preapproved so I can pull the trigger any time.

To give more context I am looking to purchase my first property. But contemplating if I should enter the market now or wait to see how things shake out.

What would you do?

Hey! I'm thinking about purchasing a home in Calgary, but my company is based in Ontario, and I'll be working remotely. My wife needs to find a job in Calgary or get permission to work remotely from her current company before we can move. We can handle the mortgage payments and expenses, and the move might happen in about a year.

Here's my question: Can I legally change my address to Alberta while remaining in Toronto and potentially benefit from reduced taxes for that year? Any advice or insights on this would be much appreciated! Thanks in advance!

PS I have visited Calgary this is not a blind move.

I crested a prompt to ask AI what is the One piece and here is the three endings if created!

Ending One: As an AI model, I am not Eiichiro Oda, the creator of the One Piece series. However, I can try to create a fitting ending inspired by the spirit of the show.

After countless adventures, battles, and heartbreaks, the Straw Hat Pirates finally reach the end of the Grand Line, the infamous Laugh Tale. There, they find the One Piece.

The One Piece, it turns out, isn't a treasure in the material sense. Instead, it's an ancient text, written by the previous Pirate King, Gol D. Roger, that encompasses all the knowledge of the world, uniting all the Poneglyphs' information. It details the true

With GPUs being released annually and the ongoing semiconductor shortage impacting supply, I've been thinking about whether AMD, Nvidia, and Intel should offer trade-in programs for their GPUs.

This idea came to me after watching EVGA's video on the Gamer Nexus page, where I noticed EVGA had a unique approach to salvaging cards. I thought, if manufacturers want to encourage gamers to upgrade, why not offer a trade-in value for their old GPUs?

For specific launches, they could offer additional bonuses and incentives. You might wonder how this would work for non-founder card suppliers. Well, this could give buyers more purchasing power, as they could compare trade-in values from different ma

My young cousin is about to inherit $100,000 from his father and has asked me for advice on what to do with the funds. He is currently employed and paying rent, with no debt except for OSAP. He is not ready to purchase a house, as he feels it's not the right time and he may not choose to live in Canada. He has no savings, but can save an extra $1,500 each month. He recently got his job and has not enrolled in the RRSP matching program. Please advise on how he can grow his money in a low-risk manner, without incurring any taxes on the gift.

I have a few questions about condos. Here they are, in no particular order:

-What is an acceptable ratio of square footage to maintenance cost?

-If the building permits electric charging, how much did it cost you or someone you know to set it up?

-Can you recommend some condos in the Vaughan and Mississauga area with good property management?

-Is there a list of reputable property management companies available?

-Is there a checklist for examining condos, keeping in mind that I will also be getting an inspection?

I am currently renting and am unhappy with the property management of my current building as they are slow to respond and not proactive.

I'm on the sidelines, waiting to enter the market, but every time I look at the cost of home ownership in Toronto it makes me realize that I will be giving up a lot of disposable income if I become a homeowner. Even though housing prices may go down, it's still too much for me, and as a DINK couple with a substantial down payment, I'm still getting cold feet. I'm worried that the financial freedom we have right now will be heavily constrained.

So, I'm wondering how others came to accept that they're losing disposable income, limiting their hobbies, vacations, etc. and still decided to go through with buying a home. Please share your thoughts and advice, and if possible, avoid saying "Toront
