I am having a few contractors come out to give me a bid on putting in some solid maple floors and wanted to get some info on what my system should look like.

The floors will be on a raised foundation house. I have had an air quality sensor in the crawl space (basically a semi basement as it is between 3 to 6’ tall). It is cross ventilated and the humidity ranges between 30-60 throughout the year, typically in the mid to low 50s on average. The floor has fiberglass batts in between joists.

The existing floor system is 3/4 OSB with 5/8 particle board on top. The particle board obviously gets replaced so it can be nailed to. The wood flooring will be perpendicular to the joists.

Expected production peak rates?

Advice Wtd / Project

So this is my first summer with the system running, so I wanted to see if these production numbers are expected or if something is not quite right.

Located in SoCal.

Array is roof mounted, 3 degree tilt to the west on a 27 degree incline. Highs this past week have been high 80s low 90s.

18 Rec 460w panels (8.28kwh DC) on a PW3 on 2 strings.

My peak the past few days (not a cloud in the sky) has been an average peak generation at 5.4 kw. Min 5.3, max 5.7.

Does that peak generation seem low?

When I have my PW3 in time based control, at peak time (4-9pm) the battery will start to discharge as expected.

However, at 9pm, the system will start importing from the grid and stop discharging well above my reserve limit. If I change it to self powered mode, it will discharge to its reserve point before pulling from the grid.

Is this the expected logic? Is it based on weather forecast and projected charging the following day? SCE doesn’t allow it to charge from the grid. I.E. if tomorrow is cloudy it will increase its reserve… but if tomorrow is sunny it will deplete to the reserve limit?

Redoing my new home

PERSONAL SETUP

So my old rental unit was run off a hybrid of a hubitat C7 for automation and Alexa for some more select control of specific devices. I still have the C7.

My new house I am currently installing media racks and updating the 90’s everything to modern smart home controls.

I have not yet decided on the brain - and that is where my question arises. New Hubitat C8 or Home Assistant - which would be better for my situation?

Installed or planned systems: Lutron lighting controls (pro interface)

Konnected interface to tie into hardwire sensors (door, window, motion) to existing hardwire alarm).

Second Konnected pro for new room PIR hardwire sensors and garage door interface.

My mom slipped and fell, hitting her head the other night. She lives alone. She doesn’t remember anything of the events. We checked the call logs on her cell phone and house phone, but there were no calls to emergency services. Somehow, they arrived in the middle of the night and got my mom help.

The only thing left that could have called 911 is possibly the neighbors or Alexa.

Is there a way to check the logs of an Alexa device to see if she made a call through it?

Is there a spreadsheet out there or online source/app that can optimize your CCU chains based on current price escalations?

So let’s say you have a loan of 250k at 5% on a 30 year loan ($1,342.05 principal + interest).

You pay $2,684.10 every month until it is paid off.

Assumption: no refinancing

Recasting = maintain all loan terms, but the monthly P+I payment is recalculated when you recast based on remaining principal balance and remaining term of the loan.

Who saves more money:

A) just pay the loan off with $2,684.10 payments

B) Every year spend $400 to recast your mortgage but keep the same $2,684.10 payment until it is paid off

C) Recast every 2 years

Bought a house, and in the basement I found a 3 wire run that goes into a metal jbox and splits.

Red wire goes to a 2 wire run: red to black, white to white.

Black wire goes to a 2 wire run: black to black, white to white.

Box and all ground wires are all tied together.

Haven’t been able to trace the breakers yet, but I know they are not tied together as the only linked breakers are my range, Ac compressor, and subpanel.

Is this going to burn my house down? Any issues with adding an outlet on one of the two branch circuits? Can two circuits share a single neutral?
