Help me legal minds of Reddit, you're my only hope.

We're moving, and accepted an offer on our house on Wednesday.

One of the terms of the offer was this:

(First)

the Price will include the following items:-

All carpets and floor coverings; all curtains and blinds; all lights and light fittings; the kitchen fixtures and fittings including any integrated appliances and any free standing white goods, and all bathroom fixtures and fittings.

Yesterday our dishwasher packed in. We called out a technician who came today and said it can't be fixed and needs replaced.

Are we obliged to replace the dishwasher? If so, are we obliged to do so like-for-like? Are we obliged to inform/get

I've been relying on the Raider King guides for Armory Data and Geneseed locations (links here and here if anyone wants to refer to them) but I can't be interrupting my xenos slaying to scroll on my second monitor to find the next location.

So I made some GIFs to loop through the relevant screenshots so I can have them up on my second monitor and just glance over. Thought some others might find it useful so here they are.

My current rig, which I rely on for remote working as well as gaming, has been slowly dying for months and it's starting to cause issues with getting online for work. So I'm going to be building a new PC. I last did this probably 15+ years ago so I'm a bit rusty.

I need dual monitors for work, and have been toying with the idea of going to a 3 monitor setup, but if that will make things more complicated I'm content with 2. I am also going to be using this on a new standing/sitting desk. But I'm happy to deal with the monitors later, for now the priority is a new good PC that is reliable.

I've based my build on the $1600 suggested build from the /r

I've seen a lot of club threads here and on Discord talking about reaching Lv50 every season.

Getting a club to lv50 requires 241k XP per season. Given that one city gives on average 160 XP worth of gear, that's approx 150 cities per team member, every two weeks.

For me and no doubt many others, that amount of regular grinding is not only unachievable, but unappealing.

This club will aim for more realistic, consistently achievable targets, and aim to hit those targets every season, providing consistent and reliable boosts and access to some club chests.

Over time, as club members increase AP/level gear/pick up mythic gear, we will be able to raise our targets to work our way up

Whatever you say. This echo chamber likes to deny everything. Your mom never happened you chump. What about that? Bet you can't fucking fathom the thought. Cause if she didn't happen; you wouldn't exist. That's 4D chess of jokes. You wouldn't understand given that you rarely leave whatever dark, dingy cave you dwell in. What's a matter? Weird things happen jackhole. That's the world for you but nooo you've must deny deny deny since nothing exciting ever happens in your pathetic eat, sleep, jack off, and Reddit lifestyle. Try leaving the house for a chance then you'll see that weird shit happens. God fucking damn everyone in this stupid fucking sub has the brain of a walnut and the life exper

I've been DMing a campaign for a long while, and possibly will be playing in the next as a PC (rank 3 assault marine).

I've noticed a couple of issues:

  1. as an assault Marine you are usually first in the turn order, especially if you take Lightning Reflexes at Rank 2. This means on your turn every enemy has all their reactions refreshed and available. In this sense high Initiative is actually something of a hindrance.

  2. in part due to the above it seems like the Charge attack is severely limited. It should be a big iconic move, especially given all the additional bonuses that can be purchased for it. But so far it seems like anyone worth charging can parry it more often than not. It's
