I guess I'm just writing this as a cautionary tale, and maybe it'll be therapeutic..

I went under contract for a villa style condo a month ago. Everything on my end was going just fine, I qualified, had the cash for down payment, everything was fine.

2 days before the closing, I hear from my lender that there are questions about the HOA reserves and they have reached out to the association for clarification.

This morning, one day before closing, I get a call from the lender. They will not fund my loan because the association is not putting 10% of their revenue in reserves. Even though there is money in the reserves and my realtor says the HOA is in good standing, it doesn't matter, 10% mu

I'm a first time home buyer looking for some clarification on the 3 day requirement for the closing disclosure.

I have received multiple loan estimates and one closing disclosure. I know that the closing disclosure is not accurate because the close date has changed.

But, does the fact that I have received this closing disclosure well in advance of the 3 day mark mean that requirement is met? OR, do I need to have the absolute final numbers and final disclosure 3 days prior?

We submitted a request to install a fence, it was approved and installed. During install a neighbor became disgruntled and after us telling them that the HOA approved it, called the HOA and threatened to sue the HOA and us.

The HOA has engaged their lawyer, and the lawyer issued an opinion. It is the lawyers opinion that our fence is against the by laws.

Here's the kicker, almost all fences are against the rules, including the fence that the complainer installed last year.

We are thinking it is discrimination to enforce a rule for us but no one else. Is that correct?

What other recourse do we have here?

We do have a consult with an attorney next week, but are also trying to throw out

A domestic violence injunction has been ordered against a friend. In the order, it does state that contacting the petitioner or their children via mail (among other forms of communication) is a violation. Can the respondent send gift cards for birthdays/holidays if this mail does not include any sort of letter or any other message? Just gift cards.

A friend of mine was served divorce papers last week. They need to respond within a certain amount of time but finding and applying for low/no cost legal representation is taking more time than desired. Can they respond themselves to buy them some more time? Is there a template they can use? Their spouse is going after alimony, child support, and full custody, so there is a lot at stake here.

I read a post on Reddit yesterday about a new mom who asked that the grandparents get the TDAP vaccine before seeing their newborn, and the MIL refused. That post got me thinking, I'll be having a baby during cold and flu season, plus add covid on top of that, and then whooping cough.... what exactly is appropriate measures to take to keep a brand new baby from getting sick?

My husband and I are disagreeing on what's OK to ask of family who visit. He says we can't ask people to vaccinate against anything, and it would be rude to ask people to wear masks so they aren't breathing in the baby's face when they are holding them, which were my suggestions. Perhaps COVID has turned me into somewha
