What Happened Today?

Mortgage rates improved again on Tuesday, reaching their lowest levels in about a month.

The main driver was continued optimism surrounding a potential U.S.-Iran peace agreement. As global markets became more confident that tensions could ease, oil prices moved lower and bond markets benefited. Lower energy prices generally reduce future inflation concerns, which tends to help bonds and mortgage rates.

Overnight trading in Europe reinforced the move, pushing Treasury yields modestly lower before U.S. markets opened. While the rally wasn't dramatic, it was enough to support another day of gains for mortgage-backed securities and help lenders improve rate offerings.

At the same time, housing data released Tuesday showed a sharp decline in housing starts, coming in well below expectations. Normally weaker economic data can support bonds, but markets appeared more focused on geopolitical developments and tomorrow's Federal Reserve announcement.

Why Mortgage Rates Improved

Mortgage rates tend to follow the broader bond market, and Tuesday was another positive day for fixed-income investors.

Several factors worked in borrowers' favor:

Lower Rate Pressure

  • Treasury yields moved lower
  • Mortgage-backed securities gained value
  • Oil prices continued to retreat
  • Inflation concerns eased slightly

Factors Limiting Bigger Improvements

  • Some analysts believe oil prices may have already fallen enough to reflect the expected peace agreement
  • Markets remain cautious ahead of the Federal Reserve meeting
  • Investors want confirmation that geopolitical progress will hold before pushing rates substantially lower

Because of those competing forces, rates improved, but not by enough to trigger a major breakout lower.

What Borrowers Should Watch Next

Wednesday brings several potentially important events for mortgage rates.

The market will receive new Retail Sales data in the morning, offering insight into consumer spending and economic momentum. More importantly, the Federal Reserve will release its latest policy statement and economic projections later in the day. Investors will also be paying close attention to Fed Chair Kevin Warsh's press conference for clues about future rate policy.

Markets currently expect no change to the Fed's benchmark rate, but comments about inflation, growth, or future rate cuts could create volatility in both Treasury yields and mortgage rates.

Bottom Line

Tuesday was another encouraging day for mortgage shoppers.

Falling Treasury yields and improving mortgage-backed securities helped push average top-tier mortgage rates down to roughly 6.54%, the lowest level since mid-May. The improvement was driven largely by easing geopolitical concerns and lower oil prices, both of which have helped calm inflation fears.

The next major test arrives Wednesday with the Federal Reserve announcement. If markets continue to see signs of lower inflation and reduced geopolitical risk, rates could maintain their recent momentum. For now, borrowers are enjoying some of the best mortgage pricing seen in several weeks.
