Advice on where to start with a 1908 Richard Sharpe Smith home in Asheville, NC that is somewhat in disarray…
I plan on buying my Aunt’s old Asheville home on a seller financed deal where she would lease back for another five years. The house needs a lot of work, but we are having a hard time figuring out what needs to be done immediately/what in the near future and how to prioritize therein.
My hunch is I need to start with eliminating the flooding of the basement that happens when there is severe rain (once/twice yr), but whom would I call to help find a solution to this problem? A landscaper? To add to the complexity of this matter, there might be an old cistern under the house that is part of the issue. Who the heck do I call to figure this out?
Then, there is the exterior paint, roof, yard, electric, plumbing that we know all need to be done, but which of these are crucial to preserving the house? The roof doesn’t leak and the electric + plumbing still work, they are just old and could go at any moment.
Maybe I start with an inspection? What type of inspection, is there something recommended for 100+ yrold houses??
Hoping that someone with experience on old homes in disarray might spare some advice on the direction I should be going to start building a roadmap for repairs over the next five years? Thanks in advance!
