Why is it so hard to find good property management software that actually handles the day to day operations properly?

I feel like I am constantly juggling spreadsheets and emails just to keep track of my properties. It is incredibly inefficient and I know there has to be a better way to digitize this entire process.

I saw that 8ration has worked on real estate marketplaces and property management platforms. It makes me wonder if having a custom tool built is actually more affordable than paying monthly for some of these clunky subscriptions. Does anyone have experience building their own management tools?
