Itinerary help

Hi there !

I will be visiting Rome 22nd - 25th September and trying to figure out a rough itinerary. We will not get to our accommodation until 2pm and then have 2 full days . This is all the things we would like to see Villa Borghese, Vatican (st peter’s basilica, Vatican museums & Sistine chapel), Spanish Stepps, Trevi Fountain, Colosseum, Roman Forum & palatine hill, Pantheon

What would he suitable for the first day where we arrive at 2pm? What should we keep the full days for? Any help is much appreciated!
