EPDM vs. TPO: Why your flat roof will probably fail in 7 years (and how to stop it)
Most homeowners (and even some commercial guys) treat flat roofing like a commodity. "Just put some rubber on it." That’s how you end up with leaks by 2030.
EPDM (The "Old School" Rubber):
- Pros: Extremely UV resistant. It handles "thermal shock" (fast temp changes) better than almost anything.
- The Failure Point: The seams. They are glued/taped. Eventually, that glue fails.
TPO (The "New School" White Roof):
- Pros: Energy efficient (reflects heat) and the seams are heat-welded, making them a single piece of plastic.
- The Failure Point: Quality varies wildly by brand. Cheap TPO "shatters" or loses its top layer in high-heat environments like Florida or Texas.
My Rule of Thumb: If you have a lot of HVAC units or foot traffic, go EPDM. If you want to lower your AC bill and have a "clean" roof, go TPO—but only if you use a 60-mil thickness or higher.
