New construction in Santa Clarita - which communities are actually worth it?

Hey SCV locals!

Been house hunting for months and finally ready to pull the trigger on new construction. Did a ton of research and wanted to share what I found about the five main developments everyone’s talking about: FivePoint Valencia - This massive project west of Magic Mountain is wild. 21,500 homes planned over the next 20+ years. The variety is insane - everything from condos to single-family homes, but heads up, most lots are pretty small. Great if you want that urban village vibe, maybe not if you need space for kids/dogs.

Williams Ranch in Castaic - This one has me excited! 497 homes with actually large lots, many with RV access and mountain views. Williams Homes is the builder and their model homes are open now. Seems like the best option if you want that traditional SoCal suburban feel.

Tesoro Highlands - Huge development with 820 homes across 13 neighborhoods. What’s cool is they have four 55+ communities built in, so it’s multi-generational. Lennar and Toll Brothers are both building here, so you get options. Model homes are open in several subdivisions.

Skyline Ranch - Love that this is all single-family homes, no condos or townhomes. Tri Pointe is the main builder and most neighborhoods are done, but they’re still working on Luna subdivision and Altis (55+ community). The HOA amenities look amazing and they just finished Skyline Ranch Park.

Aidlin Hills - Brand new Lennar project in Stevenson Ranch hills. Only about 102 homes planned, so it’ll be more intimate. Still in early grading stages though, so you’re looking at a longer wait.

Anyone bought in these communities recently? Really torn between Williams Ranch for the lot size and FivePoint for the amenities. Also curious about Mello Roos - heard some of these have pretty hefty fees but details are hard to find.

What’s everyone’s experience been with these builders?

TL;DR: Five major new construction communities in SCV - looking for real buyer experiences before I commit.
