What’s the best property management software for a small portfolio?

I’m looking for real‑world feedback on which software makes the most sense for a small portfolio in the US. Think 10 to 40 doors, mostly SFHs and small multifamily. I don’t need enterprise bells and whistles, but I do need solid accounting, online rent payments, maintenance tracking, and decent reporting.

If you’ve used AppFolio, Buildium, Rent Manager, DoorLoop, Innago, RentRedi, etc., what did you pick and why? Anything you wish you had known before signing a contract? Please include:
