Why many SpareRoom listings get very few enquiries (and how to fix it).
I’ve noticed that many room listings on SpareRoom get very few enquiries, even when the room itself is good. From my experience working with landlords in London, the issue is usually not the room — but how the listing is presented. Here are a few common mistakes I see:
Generic titles (e.g. “Double room available”) → these get lost among hundreds of similar listings
Too few photos → listings with less than 5 - 7 photos tend to get significantly fewer clicks
No key information upfront (location, bills, availability, transport)
Inactive listings → not updating or refreshing reduces visibility
A couple of simple things that usually make a difference:
Add specific keywords to your title (e.g. “Zone 2 – 3 min to Tube – Bills Included”)
Upload at least 7 - 10 clear photos Keep the listing active and updated
Reply quickly to enquiries (this also impacts visibility)
I’ve seen these small changes significantly increase the number of messages.
Curious to hear - what has worked (or not worked) for you on SpareRoom?
