Based on the City of Tshwane’s Spatial Development Framework and local precinct planning, the **Hatfield East Precinct** is explicitly defined as the sector located **to the east of Glyn Street**, running up to the eastern boundaries of the suburb (near Jan Shoba Street/Duncan Road).
The primary streets that run directly through or form the boundaries of the Hatfield East pocket include:
East-West Running Streets (The Core Development Strips)
**Arcadia Street:** A major high-capacity corridor for the node, heavily targeted for land assembly and high-density residential/student accommodation clusters.
**Richard Street:** Runs parallel to Arcadia, serving as a vital infill strip where older standalone erven are transitioning into higher densities.
**South Street:** Cuts through the northern section of the university/residential interface, with parts of Hatfield East touching its eastern length.
**Francis Baard Street (M2) & Pretorius Street (M2):** These major one-way regional arterials flank the northern boundaries of the precinct, providing immediate highway access to the N1 and N4.
North-South Running Streets (The Boundaries & Connectors)
**Glyn Street:** Serves as the official western boundary of the designated Hatfield East precinct.
**Grosvenor Street:** A key intersecting link that connects the transport grid moving toward the eastern edges of the node.
**Gordon Avenue:** Joins the northern grid near the conversion point with Jan Shoba Street.
**Jan Shoba Street (formerly Duncan Road / M7):** While acting as the major eastern transit anchor and a commercial perimeter for Hatfield itself, its intersection points with the east-west avenues form the edge of the Hatfield East sector.
From a spatial planning perspective, this specific street grid is explicitly zoned for scaling up—allowing for high-density, multi-story sectional title developments and Purpose-Built Student Housing (PBSA) to maximize proximity to the Gautrain station and UP campus while scaling down in density the further east you move.
