We work on bathroom remodels around Bellevue and the Seattle area, and these are a few things worth figuring out before demo starts.

**1. Decide how much you really want to change the layout.**
Keeping the toilet, shower, and vanity in roughly the same locations can simplify a project. Moving plumbing can quickly add work, cost, and permit requirements.

**2. Compare quotes by what’s actually included.**
Ask about demo, disposal, permits, plumbing, electrical, waterproofing, tile installation, fixtures, painting, and cleanup. A lower estimate isn’t always cheaper if important items are left out.

**3. Figure out permits early.**
Moving plumbing, changing electrical work, modifying walls, or replacing a shower or tub can affect permit requirements. It’s worth knowing before demo who will handle permits and inspections.

**4. Don’t overlook ventilation.**
Bellevue requires remodeled bathrooms to have an exhaust fan vented outside, with a minimum 50 CFM. It’s much easier to plan the fan and ducting while the room is already open.

**5. Check the contractor beyond reviews.**
Washington L&I has a contractor lookup where you can check whether a contractor is currently registered, bonded, and insured. It only takes a few minutes.

One extra: keep some flexibility for surprises after demo. Water damage, old plumbing, or electrical issues aren’t always visible beforehand.
