Both options are an opportunity.

Recession. The taps will open and you can lever up. Recessions are opportunities to build generational wealth.

How does one build generational wealth during a recession ?

Lever up and buy the dip.

It is scary as hell to be buying when everyone is saying the sky is falling. You kind of need to deploy a meaningful amount of capital (life changing amount) and just get through it.

Simple example: if you bought SPY at the depth of COVID, you would have 2x your money in 1 year. If you bought in Feb 2009, you would have 3x your money in 5 years.

People tend to sell when the market is falling and buy when the market is going up. Classic buy high, sell low.

A recession will eventually bring lower rates.

Mortgage rates to the moon. I love my risk free gains with HISA ETFs!

Yeah!

higher interest rates won't do anything if everyone continues to make money.

if you want prices to come down, you need a recession. obviously the risk is greater where you could lose your job, but this is how prices will drop (people losing jobs means greater default on mortgage which will flood the market with more homes for sale)
