Clarity on New York short term rentals [NY, USA]

Question

Hi folks,

I’m planning a trip to NYC later this year and have seen quite a few short term Airbnb listings where the host lives in the same apartment, so essentially a home-share situation.

Are these sorts of listings okay for me to stay in?

I’ve searched through many posts regarding the ongoing NYC regulations, and I’ve seen quite a few reddit posters saying that if the host lives in the same apartment it’s all good.

Would appreciate any clarity if anyone knows better. Thanks!

Please keep conversation civil and respectful

Remember to keep all communication with host/guest through Airbnb platform. Payments should be made only via Airbnb unless otherwise detailed in the listing description

Generally yes. The host is ‘required’ to be there, for whatever reason. But they might send you more details after.

I have a great listing depending on what your looking for. Pm me.

You can book a house share. Look for hosts who are long established superhosts with great recent reviews.

If the host lives in the same property yes and will be present during your stay (like not in vacation) All good. That said new rules are super confusing… they even extended period for application cause I think they don’t even know what they are doing.
