Getting out of a university housing contract

So I signed a contract to live in Ike next year. I am currently a freshmen living in Evans. I would like to get out of this without paying a fee as I was offered an extremely good deal on rent with a buddy of mine (less than 400 per month). How can I do this?? I signed up for the room at Ike back in January. I saw something about paying 75% of the contract..I don’t want to do that, nor do I want to miss out on this cheap rent. How can I get out of this?? Tips??
