Does this seem suspicious?
Offered on a probate house 2 days ago, probate has been granted. Was listed for 350-370
Had offer accepted for 355k. Asked to remove property from market, Easte agent said this will be done only once mortgage offer is approved/valuation performed. Fairs. Basically have heard this from all EA so can't do much about it
Got process started with broker he said he needs EPC as the house is missing it and not listed online either
Reached out to ea for EPC they provided what it is via phone and written in email, but no proof of the actual cert. Advised us still trying to locate it?
Later on we saw that house has now been removed from everywhere and marked as off the market on right move where we offered on.
Asked EA today how come it's been taken off the market he said he's not sure and that on his system it is still not marked as off the market and 'ensured' me seller is still selling so nothing to be worried about for now. Said will probably be able to update us by Monday or Tuesday about why it was removed from market (no complaints from us about it being removed especially if seller is still selling)
My thought is ea are not allowed to sell withoute EPC and when it was flagged up they've scrambled and took it off the market then now claiming not sure why it was done to save face?
Other reason may be seller has decided to not sell anymore but in that case why would they just not tell us this and why ensure us the seller is still selling? He did say nothing to worry about "momentarily"
Does this seem suspicious? Would anyone have any other ideas of why it might suddenly be removed from everywhere but the EA still claiming they're not sure why?
Guess we'll see during next week but was just posting for any advice/idea on why this may have happened and if it might been the house is no longer on sale.
