[condo][ca] unbundle property management services

Help: Fees, Reserves

- we are a 100 unit condo- our property management cost are $160K/year which provided a onsite property manage for 8 hours, accounting, building upkeep, bidding out contracts ,etc. We are exploring hiring our own building manager, our own account service to take care of collect monthly dues, financial reports, paying invoices, a onsite handyman , etc. ,etc. has any HOA unbundled the services a property management group provides and hire individual companies to do the work-based on your experience was it a zero sum game , did you save $$, did the HOA have to take on more day to day responsibilities?
