I'm a tech guy building an AI "Speed-to-Lead" pipeline. Brutal honesty needed: Does this actually solve a real problem for you, or am I wasting my time?

Need Advice

Hey everyone,

I’m a developer, not an agent. I’ve been researching the real estate market and noticed a recurring theme: agents losing commissions because they can't follow up with new leads fast enough, or they have a database full of old buyers they don't have time to manually match with new listings.

Before I spend the next three months coding this out completely, I want to know from actual boots-on-the-ground agents if this is a real problem, or just a "made-up tech bro" problem.

I am testing a 4-Stage Automated Pipeline:

Stage 1: Instant Capture A buyer clicks your ad or listing. They fill out a basic form. In under 60 seconds, the system auto-sends them the property video/brochure.

Stage 2: Qualification Inside that email is a link to their "Dream Home" profile. If they fill out their budget, location, and dealbreakers, the system flags them as a "Hot Lead."

Stage 3: The Match When you get a new listing, you just type the address and price into a form on your phone. The system instantly cross-references your entire database and automatically emails the listing only to the buyers who match those exact specs.

Stage 4: You Take Over You only get an alert when a buyer replies to that email asking for a viewing.

My Questions for You:

  1. Is manually matching buyers to new listings actually a massive headache for you?
  2. What is the biggest flaw in this 4-stage logic? Where would this break in the real world?
  3. If a system did this perfectly without you having to touch a spreadsheet, what is a realistic monthly price an agency would pay for it?

Please tear this idea apart. I want to know if I should keep building or pivot to something else. Thanks!
