I built a SaaS that tells you whether a real estate deal is worth investigating before you spend an hour underwriting it
I kept running into the same problem with real estate: a property looks interesting, so you open Zillow, pull rental comps, estimate expenses, calculate cash flow, check the neighborhood, run different scenarios... and 30 minutes later you realize, Wait, this deal was never worth looking at in the first place.
So I built OfferRead to make that first pass much faster. You enter any U.S. residential property and it gives you a quick analysis of the deal, including rental estimates, comparable rentals, cash flow and investment metrics, a simple deal signal (Good Deal / Needs Context / Pass), a confidence score, and the data behind the analysis.
The idea isn't to replace proper due diligence or underwriting. It's to help you decide whether a property deserves your next hour.
I've also spent the last few months rebuilding the product around one thing I kept hearing from users: Show me why I should believe the numbers. So instead of just throwing an estimate at you, OfferRead now shows the comparable properties, confidence level, and underlying data that go into the analysis.
I'm currently offering the first analysis completely free: https://offerread.ai
I'm the founder, so if you try it, I'd genuinely love to hear what you think, especially where the analysis feels useful and where you'd want more information.
