Hey yall, wanted to share something I've been building called OfferRead.

The problem: when you're evaluating a rental property, you can run the numbers yourself, but it's tedious, and it's hard to know if a good deal in one neighborhood is actually good relative to comparable properties nearby.

What OfferRead does:

  • Pulls live comps, rent estimates, and an AVM (automated valuation) confidence score for any address
  • Layers in neighborhood data: Census ACS demographics and Walk Score — to flag things a spreadsheet alone won't tell you
  • Uses Claude to generate a plain-English "verdict" on the deal instead of just spitting out a cap rate number

I kept running into the same problem with real estate: a property looks interesting, so you open Zillow, pull rental comps, estimate expenses, calculate cash flow, check the neighborhood, run different scenarios... and 30 minutes later you realize, Wait, this deal was never worth looking at in the first place.

So I built OfferRead to make that first pass much faster. You enter any U.S. residential property and it gives you a quick analysis of the deal, including rental estimates, comparable rentals, cash flow and investment metrics, a simple deal signal (Good Deal / Needs Context / Pass), a confidence score, and the data behind the analysis.

I wanted to share an idea I've been working on and get some honest feedback.

The problem I kept running into was that people could easily find listings on Zillow or Realtor, but figuring out whether a property was actually a good rental investment still meant opening spreadsheets, checking comparable rents, calculating cash flow, and jumping between multiple websites. So I built OfferRead.

You paste in a U.S. residential property address, and it estimates rent, calculates projected cash flow, finds comparable rentals, assigns a confidence score, and gives a plain-English verdict on whether the deal looks good or needs more investigation.

Hi everyone! I built OfferRead, a platform that helps you evaluate U.S. residential properties without jumping between multiple websites.

Paste a Zillow or Redfin listing (or enter a U.S. address) and you’ll get:

• Property value estimates
• Rental estimates
• Neighborhood data
• Investment metrics
• An easy-to-read summary

I’m still actively improving it, so I’d love any feedback.

Hi everyone,

I built OfferRead, a tool that analyzes a property in seconds instead of making you dig through Zillow, county records, rent estimates, and neighborhood data yourself.

Just paste a US Residential address and it generates:

AI investment summary

Estimated value and rent insights

Neighborhood context

Risks and opportunities

Overall deal verdict

It started as a personal project because I wanted a faster way to evaluate properties, and I’ve been iterating based on user feedback. Now I am starting to tap into a more specialized real estate audience: connecting to investors and prospective home buyers

I’d love to hear what you’d improve or what feature
